My recently departed tenant's deposit was not enough to cover all the repairs (repairs NOT due to normal wear and tear).

Hello BP community,I'm a landlord in California, and I'm dealing with a situation where my tenant is refusing to pay rent for the time during which mold repairs were being done due to water damage from a neighboring unit.

Topic will be titled, “How to Estimate Repairs” and then a 10min video only stating the superficial “Don’t forget to estimate repairs on this, get your experts to estimate on this, you have to take costs into account”No actual guidance as to how to do any of it.  

But I didn't get a single lead where someone would go from 125% to 50%-65% of ARV (which is usually a fair cash value when you account for the repairs).

I spent about $12k in repairs and upgrades to make it rentable.

This includes some major items like below upgrading septic to elgin septic system 20kupgrading electric to new cod 20ktree cutting trimming 10ktrench/French drain 10khvac replacement repair 10knew plumbing 10kcrawlspace repairs 10kappliances replacement 5kdoors replacement 5kmold repairs 3kroof repairs 3kother repairs It is in good location.

These people will let your property fall apart, repair they will go cheap and Capex you dont want to know.

CoC is 25.5% after downpayment and repair.

A little background to start out because I'm feeling a little scatterbrained with the directions to take next: I'm 23 and currently own 2 duplexes with gross income just shy of $4k per month, net after mortgages, taxes, utilities, repairs, etc. is about $2,125 give or take depending on the month.

So you're the guy cleaning up the yard, trashing out the house, working the rehab or supervising the rehab, learn some of the work you could do without much time...paint, demo, basic repair, cleanup, etc.
