Our current housing situation is that we are house hacking by house-sitting for our snowbird mom (so we basically have no housing payments), and we are looking to stay that way until we have to move (5-10 years?).

I was hosting and sitting there while people walked in and out.

Is this possible for a cash out refinance or rate term on 2 investment properties on the same loan that need to be refinanced and separated, or is this a unicorn by a rainbow sitting next to a pot of gold?

(As I write this sitting in a Florida beach for the next 10 days!

You need to find out where your risk profile sits on the spectrum.   

I replaced a furnace at a rental with in base model, I don't recall the BTU or efficiency off the top of my head, but it was $3450 so I would guess you are going to be upwards of $6500-8K depending on sizes. 

If I recall, there is also a company offering a similar service.

I can't afford to sit on it any longer not knowing what idiot inspector might walk through the door next and ding me for God knows what!

Not sure if I should sit back or search for private lending but this is all a first for me.

The market value is currently sitting near $600,000.
