To be more successful, you simply have to work on the other elements to progress your REI pursuit.

There are two different ideas at work, the collection or pursuit of collection of a debt and the validity of a lien.  

For your entrepreneurial pursuits, id encourage you to find ways to use your design training--- it's a mindset & skill that's in the minority in investment circles, which can give you a real advantage.

Don't sacrifice your health in pursuit of financial independence.

So I guess my question, or questions, ...Does this scenario seem like a project worthy of pursuit?

Like you, I really wanted a mentor when I was starting to invest in real estate, but I had trouble finding someone with the interest to help, that was actually a good fit with where I was in my pursuits.

Due to this event being experienced, I have been hesitant in my current pursuit - for which I am trying to break from given this market continues to be on the up trend.Some channels of our team have been secured thus far:  Accountant/tax adviser, Legal, banking (company set up specific - TBD for financing investments), Insurance, Appraisal, home inspection, and rehabilitation contractor for improvements that may be necessary.  

I'd bet most of us just really love this game and could make more money doing other financial pursuits....We are providing housing for our communities.

That combination may point you to one or two who you feel could truly help you and you can begin to develop relationships thru the "colleague request" and messaging features.Best of luck in your pursuits!
