You see your parents have rented that property to these tenants for ~20 years and may have owned it even longer!

The property is in Georgia, and the current rent is $950.00 for the property.  

My goal over the next two years is to buy an additional two properties.

I've read that you can exclude paying capital gains on the sale of a rental property if you occupy it for two of the previous five years of ownership; does anyone have any experience with this?

From my perspective as an investor, attorney and broker, I can tell you that agents will want to make sure you are serious and ready to pull the trigger if the right property comes along. 

Never spend your last dime to purchase a property, because there will be unforeseen expenses popping up your first year.

See if there are cash-flowing properties to be acquired…. in less desirable neighborhoods I suppose (Glen Burnie, Dundalk?

Not firing a bad property manager fast enough.
