With that being said, I implemented a ton of systems to streamline and automate which took a lot of research and months to procure and property management rates for STR is much higher and I wanted to avoid that.I would encourage you to consider self-managing.

You'd have to be more detailed.And yes, most listing agreements will call for the agent to colect a percentage of any forfeited deposit-because a deposit is only forfeited when a buyer was procured/under contract, and then defaulted.
