Even though someone could theoretically purchase a note for $30K and just let whatever happens happen as they work it out, there's an inherent safety in spending the same $30K to just purchase education to help navigate those waters.

(note this is my 10 seconds opinion after looking at the map... note.. do not take it forgranted.. i maybe wrong... since I am personally not familiar with this area, but rule of thumb... is... typically the first impression is right... think of Hurricanes....)In regards to figuring out which property has good appreciation and all that jazz... just hit up loopnet analyze bunch of listings and you will get the gist of it... or feel free to check out my blog.. to see how newbie like me navigates the waters within the first 2 months and 8 days in the journey of commercial real estate...

As a borrower myself here in Southern CA, I have done at least 40 fractionalized notes with lenders and navigating through this process as a lender without experience (not sure what your experience is since it was not mentioned) can also be dangerous without the proper guidance.As David mentioned, $110k in CA is not likely enough to get you in first position without fractionalization.
