I use appfolio's rent collection system - a majority of my residents ACH rent. 

Wa offer ACH payments, checks in a lockbox at the building, some mail in MO's and checks.

Tenant A paid entire security deposit on Avail platform, using ACH.

You also must factor in the head ache factor of owning rentals.

We pay something like $60/month for just under 40 units, and there are no ACH fees charged to collect rent from all those tenants and it is direct deposited the next day after they pay (even though the ACH doesn't actually 'officially' settle for about 4 days (they advance it to  you at no charge).  

I don't know how that works but they won't like a new guy muscling in on them... are you dealing with out of state owners that don't have property management?

I also know how to fix old cars so I helped a different investor put an engine in his muscle car.
