We are thinking this set would be the middle purchase.The possible tricky one is that I want to buy one of the duplexes in my name only, not the partnership, and do a FHA or other 30 year fixed conventional on that one.

Ian,I'm in the middle of my first broker selection process here in Virginia so I'm by no means an expert but I have had several interviews already.

Now i'm married, have three kids and a wife that want me to retire.I'm usually the jack-of-all-trades and Do-it-all-by-myself guy, but in order to advance at a more rapid pace, it helps to have a support group. 

The tenants, who are paying the ever increasing rents, incomes are not rising at the same pace so at the very least that is a concern.

But in this area "irrigation" water is free but it gets shut off for the winter in the middle of October.  

Ideally I’d like to find someone that is reasonable/somewhere in the middle as far as price.

I like m-m's and have a few that have gone on for over a decade that way.Here in the north, coming up vacant in the middle of winter is never a good idea.
