I have had rentals for 10+yrs myself and this situation is fairly common to me but with people dating mostly.

Although my credit is excellent, I will not be able to qualify for my own mortgage for at least another year, (2 yrs of tax returns as an agent) so I'd like to know if anyone has any suggestions for getting financing for another property without being able to show steady income through taxes.

Another reason I mentioned these areas is that my wife and I lived in Atlanta for 5 yrs before moving to Denver and I have many friends in Dallas/ FW are so I'm familiar with these two areas.  

easy. we deal with this stuff here all the time. first, it's most likely a settling crack, which happens often. i dont know why it happened just after 2 yrs, but we have 50+ yo houses with hairline cracks just like these.sometimes they leak, sometimes they dont.  

I guess I was just asking more along the lines of buying now with the prime lot location and then selling in 2 yrs or so, but I can see how this can be very risky with the current falsely inflated economy. 

My ultimate goal is to have at least a portfolio of 10-15 MFH in 5 yrs and 25 in 10 yrs. 

Yeah, about 30 yrs ago I helped my boss remove possessions by putting them on the  curb while the tenant was at work, then boarding up the house.

I have a few rental properties and have been doing my own property management for about 4 yrs now so I have a decent idea how it works.

The demand has raised the price in the past 2-3 yrs.
