Quit claim's are easy, but they aren't as solid of a transfer mechanism.  

What is the mechanism I can use to get paid at closing, for the work that was done on the property?

All of this required some serious electrical, mechanical, and plumbing rework which has gone surprisingly smoothly due to some excellent subcontractors.  

I am a mechanical engineer with a background in high-end automotive industry flipping cars which to be honest is a lot like real estate just a little more aggressive and dealing with people is different. 

You could argue that you're worse off with an underlayment because it could add more "play" to the floors and work the locking mechanism loose.You might want an underlayment over concrete though or if you have a moisture problem but I doubt even in this case that it would make a significant difference.
