They need a decent attorney whom would take this as a class action suit, and a better property manager to take on the 200+ properties that are left.

Try Private Money if you can find it or call around to local smaller banks and tell them what your doing and ask what loan would be suit your needs and ask what their rates are.Also I personally thing your Vacancy, Repairs, and CapEx is low.

Also, I'm not sure how they made these designations, but some of these designated areas contain million-dollar high rise condos and several luxury class A apartments.

If I do come across leads from my DM campaigns that would be better suited for a RE agent services, I could pursue these deals and list them instead of buy/wholesale/etc.   

We've been on the fence about using Vrbo with it because we have another luxury house in St Augustine that we list on both but we get most of our guests there from Airbnb.

Since you asked...Our focus for this winter/spring is a mixed use project...we bought a hotel built in 1870 through a purchase money mortgage...we're adding 3 high-end guest suites for a BnB, building in a 2BR apartment for stable cash flow, and opening a gallery for the local artist community...we have plans for a tap room or wine bar in the future at the same site as well...

My version of cash for keys is, "If you are out by xx day and the unit is left clean, I will drop the eviction suit and will not sue you in small claims court or report you to the credit agencies."
