Aside from that, if the seller didn't live in the property, and isn't a licensed agent, they don't need to use a full seller's disclosure (in MN).

If you understood you were waiving contingencies, using seller's inspector (assuming licensed inspection company), and providing a large earnest money deposit that you could lose if you backed out, then how is it the agent's fault that you agreed to that process?
