I am torn on what kind of review to leave.Here is what was wrong:Rotten trim on the front porchPorch deck board with a lot of play indicating support beam underneath needed to be repaired.The ac filter did nothing as there was a door with louvers on back side of air handler intake where bulk of air was being pulled fromMattress needs to be replaced.All rooms with tile floor (3 rooms) had cracks in some of the tile.Lights burned out in bottom of microwave that shines on stoveTV was good sized and had cable, but was not a smart TV and this was the only TV in the house.No gutters on house, buth tin overhangs over window.

I would let my unit sit for 15-30 days more on the market and intake a reliable tenant that is going to pay all 12 months versus the potential tenant you described who seemed to want to avoid the background/credit/income checks.
