@Viral Patel, I'm sure the process will vary from state to state but generally when a tradesman files for a mechanics lien, I think they attach the property at that point probably with something like a lis pendens which is basically a notice that pending litigation could affect the title to the property.

And yet another, recording a memoradum of purchase agreement to cloud title and then not releasing the memorandum in order to hold the property hostage for a fee, is a serious legal issue.And another, signing a purchase and sale agreement without the intent or ability to close, is fraud.

My plan is weird but I really enjoy hunting (only able to enjoy about 4 seasons in the last 20 years) and think that I can use them for hunting while I work to clear the title.

So, talk to investors and ATTORNEYS in your state and find out if hitting home owners in pre-foreclosure is legal and won't bite you later on.The other thing to be on watchout is if there are liens and encumbrances that will get you stuck , because investors will do their own title search and find out the price you assign the house to them is just a part of a larger bill they have to pay to own it.

Start with learning how to run comps, how to estimate repairs, how to find deals, how to negotiate with sellers, reading and understanding a purchase agreement, finding an investor friendly title company, having an attorney create an assignment agreement for you, contacting investors to put on your buyers list etc.
