I would consider asking a slightly higher interest rate than market, because you are offering financing for a buyer that may not qualify for a traditional loan.

A bank will not give you the $ as you have to show ability to repay the loan. 

My in-laws loaned us the total purchase price minus $5,000 on a 3% interest rate.

If you are moving from your SFR to another property, then you should be able to get a 5% down loan or even 3% if it's FHA.  25% is only if you won't be living in the property in my experience.
