I would tell you to start pulling data for off market deals and find a 10%cap rate with out all the hair this one presents.

So, I usually have dog hair on my clothes, but I can't refuse a hug from a k-9.

At the time the water bill will still $600 to $700 so i was pulling my hair out lol.

Just like a settlement in court...or a plea deal....sometimes it just makes more sense to get it done quick and easy and you come out aheadIts really splitting hairs and a matter of semantics......I hate cash for keys.....and hope I never have to face that decision because it would piss me off beyond belief.... but if that day comes when its quicker and cheaper to "rip the band aid off quickly", then I may consider it..... but I do my best to never be in that spot.....
