I’d recommend checking out some books on short-term rentals written by BP authors.

Network and try to find a mentor in these groups or wherever you can to help guide you through this industry as an investor.

I have a real estate agent/friend who is guiding me through the process.

You are at the right place to surround yourself with knowledgeable people to help guide you. 

Certainly consuming information via different sources (books/podcasts/etc.) is important but also taking action on those things you learn.  

Then I will deep dive the asset.I agree that you lose control also, but new investors doing a flip and trusting a contractor they met on Angie's List is way more a loss of control I think. yes when the remote BRRR book came out on BP I just cringed I said that guy is going to cost a lot of investors a lot of money.. :)  I think folks that followed that advice have lost significant amounts of capital.. of course not all .. but if your one of the beginners who drank that cool aid and got fubared can set you back years.

Just got my hands on Devon Kennard's new book "Real Estate Side Hustle" last week, and I'm eagerly awaiting James Dainard's "House Flipping Framework" next month.
