Although STRs are legal there, expect neighbors to be intolerant of noise or parking issues. 

(and you don't want to smash 8 people in there for obvious reasons) You mention an upstairs/downstairs split which is going to mean the lower guest or tenant is going to be at the mercy of the noise generated above.

Staying up to date with city codes is Key but most recent changes have just been a kick up in the punishments of smaller issues such as not responding within a certain amount of time to a noise complaint, etc.

Newer twin homes have double sheetrock and thick insulation between the properties, so noise issues are avoided.

Also, aside of noise issues, the main reason for the regulations is to prevent landlords to raise rental rates and subtract properties from the long term rental pool.

But not everyone can make a 300K a year W2 income, it took a lot of education and certifications as well as skills to build that so I'm going to grind it out until I can't anymore.

If its a townhome or 2 floor unit then I use LVP as the noise would just be generated by themselves.
