Good morning allI'm currently rehabbing a house in Pennsylvania for rental and everything could have gone wrong went wrong.Anyway, I'm having so much issues with the plumbing system from cracked cast iron radiators to leaking pipes that the company that I hired said it will be better for me just to replace the heating system with Mini split ductless system, 5 of them for a total of 25K, my business partner is concerned that it will not be a good idea since the basement which is unused and unfinished will have no heat and pipes in the basement can break from freezing temperature and eventually cause more damages.

If u can give him/her that feeling u will get the property:1) offer to freeze some or all of rents for a period of time2) let the seller know you will be raising rents but will work to minimize their economic damage, including paying moving fees and maybe first and last you would likely do some version of the same 3) couple this with a lower offer, but maybe not quite as much lower as your expenses would dictate.

Hi folks,I'm bidding on a property this week that had pipes freeze and the basement flooded up to six feet.

We saw this happening during the great recession and prior times; and with all the noise about a potential recession (short or moderate) do you think banks will freeze or limit the credit capacity on HELOCs?   

Let's see, interest rates increasing, stock market in a correction and heading if not already in a BEAR market, major companies freezing or decreasing employment and we are in the slow months of a typical housing cycle.  

Do you have specific language in the lease regarding frozen pipes and keeping pipes from freezing?

He was smoking in the house before ("only in the bathroom with window opened") and yet again even more recently ("only with the front door cracked while it was freezing outside"). 

No research to know if people want their food.....the owner loves freeze dried Space Food, but no one else does. 

I’ve lived in a few places around the country.Florida:  If you don’t mind rain about 300 days a year, humidity that stifles your breathing, air conditioning blasting always (I like that, but my wife had to keep a hoodie in the car because she was freezing inside every building), and then there’s the Hurricanes…and Mosquitos…and alligators…Jacksonville is not a very attractive place in general.  

What they didn't do was reduce or freeze the rent price.
