Good morning allI'm currently rehabbing a house in Pennsylvania for rental and everything could have gone wrong went wrong.Anyway, I'm having so much issues with the plumbing system from cracked cast iron radiators to leaking pipes that the company that I hired said it will be better for me just to replace the heating system with Mini split ductless system, 5 of them for a total of 25K, my business partner is concerned that it will not be a good idea since the basement which is unused and unfinished will have no heat and pipes in the basement can break from freezing temperature and eventually cause more damages.

If u can give him/her that feeling u will get the property:1) offer to freeze some or all of rents for a period of time2) let the seller know you will be raising rents but will work to minimize their economic damage, including paying moving fees and maybe first and last you would likely do some version of the same 3) couple this with a lower offer, but maybe not quite as much lower as your expenses would dictate.

I’ve lived in a few places around the country.Florida: If you don’t mind rain about 300 days a year, humidity that stifles your breathing, air conditioning blasting always (I like that, but my wife had to keep a hoodie in the car because she was freezing inside every building), and then there’s the Hurricanes…and Mosquitos…and alligators…Jacksonville is not a very attractive place in general.
