Hello, I am an IT consultant and I am currently in the process of launching my real estate investment company which I hope to accomplish during the first quarter of 2016, I am still doing my due diligence with regard to learning the business and building a network.

I know traditional banks usually don't do these and I've tried a bank in Raleigh NC but the loan officer stated that the chief executive wouldn't allow them to do this type of loan this quarter due to the amount of properties they've had to take back by foreclosure.

The thing is nowadays it is possible to have one "real" (brazilian currency) with a quarter dollar!!

After living in one of the units for 12 months, you could bring in a fourth renter and buy yourself an SFR and have a property with positive cash flow.  

We are purchasing a house that has the garage converted into a fourth bedroom.  

Give them a quarterly bonus of 5% on the sales you make from their efforts.

Bought it 8/2 ($69,000)  Rehabbed it in 3 weeks ($12,000) and got first offers the fourth week.

I am working on my fourth investment property and have been buying everything from the big box stores that was not supplied by my contractors.  

Current owners according to the property appraiser: VTW FOURTH LLC.If the rehab work was well done and there is a renter, hopefully a good long tenant (what is the lease term?)

. - The property is only a quarter mile from where my other commercial properties are located. - There is A LOT of development just blocks from the property including a new city park, a new student apartment complex, and a new children's museum.
