I'm heavily involved in the co-living side of things in the Atlanta market and work a ton with Padsplit.Off the top, nice family oriented neighborhoods are typically a no-go for rent by the room and even more of a no-go if it's in an HOA.Please feel free to shoot me the property address in the DMs and would be happy to provide some feedback!

The wall will raise the ceiling in the winter and crack it at the top of the wall in the bedroom, but you can't see that crack at the high side of the floor because the separation is on the back side of the wall / ceiling joint.

Also because of my passion, and also because flips are really hard to find nowadays that have a good margin of more than 10% profit from the selling price.I started to do some digging in the main market that I am operating at right now and found a nice option that I liked:Find an old house in a good area in the city metro, demolish and build a new one on top of it a medium to high-end home.Why?
