The area has lots of growth and is expected to appreciate substantially over the next ~ 5 years, at which point I plan to sell to capitalize on that appreciation.

So far I have gotten the quarterly cash flow as expected, the fund value is kind of plateau'd in 2024 so have not seen major gains or loses in the fund.

If you are new and want to go about if on your own, and your Uncle or Brother or Friend is not your GC, expect what's called in business "Bad Debt Expense" which means essentially that you need to lose money until you learn how it's done and get proper ppl in place.Good Luck.

Bookkeeping when it comes to real estate investments can get tricky.I often find the following mistakes occur1) They fully write off the mortgage payment when in reality the mortgage payment is broken down into Interest, principal paydown and an increase into the escrow account.2) If the property is managed by a PM company, do not factor in the PM Statement3) do not calculate depreciation expenseBest of luck in your search for a proper bookkeper.

Rent kept coming later and later in the month so I reached out to connect with her and shared the expectation that starting the month after next I expected rent in accordance with the lease or I would begin enforcing late penalties.

They should notify the existing tenants and let the know to expect contact to be made by you.Lastly, would it be better to introduce myself to the tenant as the owner, or as the new property manager?

It is a little lower than I expected but I will be able to sell these off, however, it may be at a loss and is less than what I had mortgaged on these houses so I would probably need to come up with cash at closing, which is not ideal.
