You have enlightened me as to how the process works, Investor must have a buyer with funds in escrow by the closing date or else the hard money lender will not fund, is that accurate?

I have suffered from information overload on here but it was the most enlightening experience and I am in a better position to start real estate investment because of it.

@Jon Holdman who has the ability to strip a deal or sales pitch quickly down to numbers revealing huge flaws I never seemed to see myself.There are numerous posters on here and I could not hope to name them all, who have enlightened me one post at a time.
