Having said that, the reality is that these guys get trained to sell products that makes them a commission hence the emphasis on stock market and insurance products.

I don't believe jobs/careers are going to be the same in a few years due to technology and more emphasis on younger workers piecing together a life with contract type work (uber, self driving trucks, AI advances).  

Also, its hard to tell if the home comp'd at $320K didn't have an old roof on there as well.Square footage is gonna hit them too, 5-10K if they need to list it smaller than full 1700, although some realtors will go with the larger size and ask "buyer to verify all".I'd make emphasis on all the work that needs to be done and the hassle ("have you tried getting a contractor to do anything below a major rehab in this market?

Also, quick and dirty math looks it cash flows less than Dallas / Fort Worth (emphasis on the quick and dirty - just looked at a sample of listings)- Chicago: Plenty of direct flights from SF.

Big emphasis on redoing the cityscape and making the downtown feel safer to people.  

I'm hoping this experience will lead into some modern mixed use with an emphasis on sustainability.

Emphasis on the word "deal"...don't just buy to buy or you'll be in trouble again.

The sales approach need to be justified with current market properties and sold comps with more emphasis on sold comps.

The emphasis is always on tracking the keys, which ultimately only tells you who to blame when the key is no longer available or is incorrect.

the general theme/theory is that suburban sprawl destroys inner cities so these developers of interest have a heavy emphasis on mixed use property development to restore old cities...
