I'm almost embarrassed that it slipped my mind when responding.

I'm embarrassed to say it, but ya, all the flipping shows got to her.  

You would think due to the amount of BP'ers that showed interest in Peter and Joes coaching, a successful student would come back and post their results to prove that they weren't taken for a ride.I personally think the students are too embarrassed to come back and admit they didn’t get what they paid for with Peter and Joe's program.

The owners didn't want to list it for sale because they were too embarrassed.

Unfortunately and embarrassingly, I only have average credit.

After we looked at everything I could tell the owner was embarrassed of how bad the interior was because of her tenant.  

He also doesn't want the embarrassment of being put out, vs leaving on his own terms.Is there a deal here?

Many are embarrassed and won't say how much they spent.One recent attendee of one of my meetings was so proud of having a Nevada LLC, she had her "business" set up and was already to start learning how to invest in real estate.

I thought maybe my offer was too low and they felt embarrassed to present the offer to the sellers.  

I'd call a lot of these office owners slum lords if you will - no updating, and still looks you're stepping into a 70's or 80's time warp, bathrooms look embarrassing, etc.
