It's a 4bd 2 bath and...we're envisioning the below list for the type of work we'll have to do to the unit before/after we move in:- Refinish or replace flooring throughout the unit with luxury vinyl planking (replace kitchen tile flooring as well)- Repaint the entire unit- Knockdown 2 walls of 1 bedroom to turn the space into the dining room for an open concept kitchen/dining/living space (may need a structural engineer?

Complete renovation of the kitchen and dining room, and cosmetic renovations to both bathrooms.

We have had a few hiccups along the way with an old fireplace that prevented us from opening up the kitchen/dining wall to create a big open space, and so we've had some design changes out of the gate, but still moving ahead.

In fact a strategy I implement with one of my clients in particular is targeting rowhouses in DC that DO NOT have open concept main levels....and we turn the dining room into an additional bedroom.Legal multifamilies are another strategy.
