Waiting around could be counterproductive if prices start rising which is why I have the itch to get into commercial sooner rather than later. 

To top it off their contractor used a saw to remove their lockbox and cut into my front door badly damaging it in several places, and they will not address that either.

If not, I suggest waiting until you do.If you use up all of your equity on your current home, rent it, and then need a new roof or boiler, your attempt at your first door will go sour.
