What made you interested in investing in this type of deal?

We buy defaulted loans and deal with this all the time.

If you're willing to do some work in finding tenants, you can get a better deal on the property.

What do you think is the best way of going about letting them know that I would need the place vacant.

Hello Jon,Just something to consider I don't know the details but beaverdam lake gets drained periodically and its just a mudpitt. 

Keep in mind your mortgage pricing/rate may change by doing this, so good to loop in your lender early on to let them know your intentions. 

The states that I know require you to try to mitigate your damages if a tenant breaks a lease early.

U should revist your refund policy it really reeks of get the money and never refund any money because of your arb clause and venue clause you guys know what your doing..
