@Doug Pretoriuscc @Douglas DowellI agree with everything you just said.And you need to get ready for court, always, in case a TBer or Seller gets an attitude and wants something not contracted for.IMHO, sub2 and wraps need training, and need solutions for funding if the loan gets caled due to DOS clause.Sandwich lease options can be done with excellent communication and coaching of TBers with Mortgage Qualifying.Lease Option Assignments need "under promising and over delivering", keep and eqe out for how things are going.

I agree most of the good info is here on BP, so that's why I'm bringing most of those folks out ;) Also, to others' points, it's definitely a hustle when the couple hundred dollar event is just a hint at the education or coaching they can buy for $5k, $10k, $40K++...

And I agree the $197 was well worth the information.....but ditto the 35K asking price for coaching package, I agree (resources) could probably be obtained via Bigger Pockets just as well?

I would find another investor in your area who does these types of deals and try to work out a deal where you can learn from him for a few months or a year (perhaps offer your services in return for his coaching).
