You need to determine the capacity, powers and level of authority that seller(s) have as the person in charge.In CA, the court document which will best identify those powers is called 'Letters' however they may referred to by various names in other jurisdictions.With these Letters you can determine if court confirmation is avoidable or required.If required, many attorneys want to review your offer prior to his/her client (the PR) signing the agreement.

@Ned Carey  I guess I am just old school and a lot of this goes to the three C'sand intent.. the three C's being character capacity and Collateral I think you need all three to be a RE professional.. be it wholesaler,, builder developer, Real Estate broker etc.And so much of this goes to the intent or the lack thereof and the deception and the justifying it because this is what others tell them to do..

However, when she set the thermostat at 74F it would run constantly and not shut off.I have spoken to two HVAC technicians and they have both suggested that this may be normal operation in that each AC system is rated for a given capacity of cooling, and if the rate of heat entering the unit is greater than the capacity of the system it will run constantly.
