I learned this from another landlord - put a "for rent" sign in front of every property you own in a neighborhood where you have a vacancy, even at the occupied properties; tell tenants at the occupied properties that your property around the corner or on the next block is vacant and you are looking to have the phone ring more.

I second the recommendations on here to just ignore it and don't respond - you don't want to make any kind of commitments to him to have it looked at and then be held on the hook for that.If he's serious he'll get his lawyer involved, but until that happens I'd just block the phone number.

They're not down for owner financing... i've spoken to a couple banks and they don't see the value in the purchase because they said they need a valuation on the property alone and not with the connecting properties (makes no sense to me) so now I've turned to Bigger Pockets and I need some suggestions.Breakdown: 1 Neighbor wants $1.3 million and the other i can get for 900k  both of these + my land brings total SF to around 18k+ sf of land. projects in the area have sold - just land value for approx $300/sf  this lot would be far superior given the location and it becoming a full city block...

The aluminum frames look very thin which helps with the view, and a vinyl replacement would probably have thicker "framing" and would block some of that view.
