So, we've shifted gears for our real estate investing strategy to just purchasing a long-term rental.After joining this group and learning a lot, and given the housing prices in the Greater Seattle area, the lower rent-to-price ratios, bad landlord-tenant laws, and the astronomical prices, we are seriously considering investing out of state.

You can use computer data to help you avoid areas and in fact its not a bad exercise to compare the data to a prospective area vs your current area.

Unfortunately 10 units proved to be too much for my property manager at the time to handle, (a mix of them being bad at their job and also that they were just shady) which slowed me down and I had to do some damage control before buying more.But the mix of different strategies and partnerships for financing taught me a ton and helped me learn firsthand how they work, so I don't regret a thing!

For someone that's not as conservative, or a different view on the cycle, they might have a different opinion than me on all of this.2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

I have an ice maker myself- I love it I use it all the time- sometimes it breaks down and has to be repaired- I don't care I want the ice and am willing to pay for it.Just my 2 cents.Y’all just make landlords look bad.
