They are covering cost of insurance, taxes, utilities and all medical expenses which are rapidly draining their available funds.

I use KeyCheck, a FF affiliate, for background checks, lease agreements (available for all 50 states) and electronic signing, and payment processing including credit/debit card payments.

This strategy only requires 5% down, so I save my cash for reserves and other investments and it gets me the lowest available interest rate.

We typically start by setting up a strategy that will maximize the tax benefits available to them so that they can continue investing/growing after the first initial purchase.

I currently use Avail for my two properties and its been pretty seamless for me.
