I would like to learn more but when I look up articles it mainly comparision of standard rentals vs air bnb. 

Good day,I recently listened to the air b & b podcast and wanted to get any feedback on experience anyone has had.

I don't like sales pressure.

The one you are thinking of using air B&B will have utility expenses.

Off street parking, low maintenance, open floor plan on main level, central-air, fenced rear yard.

We are not in a rush to buy but we are getting pressure to put 25% down to get the deal (which aren’t even great deals in this market).

The house is a  2,331sqft sitting on a 5.8 acre lot built in 1991, 5bd/2bt only need cosmetic work, century air/heat, no tax or liens fully payed off.I ran some numbers property recently sold in that area price per sqft range from 85-100+ i want to flip it to on investor, I have called him trying to get him to give me a price but he don't want to give one i haven't make any offer either i told him am gonna run some numbers on get back to him with a fair off that would work fir both of us. 

I just did a complete whole house Hi Effic Furnace & central air for $4500 with all permits etc.

Summer kills me on electric, air conditioning.
