Looks like you are off to a good start especially at your age.

That's perfectly achievable and  viable escape route, especially at your age. 

The owners are being offered cash, and they are at the age when they would rather have the money than the asset@Russell Clark Why don't you ask if they are interested in selling, then work from there?

Agreed with @Ben McMahon .... impressive that you have 11k saved up first of all at that age.
