They stay 2 months every 4-6 months.Guests abuse guest policy and cause trouble. ie cigarette butts everywhere, other litter like soda cans & packing materials, trash can overflows.Their initial visit with 1 dog has grown to subsequent visits with 2 dogs. 

I know that is a lot packed into a couple of statements but that's the general idea.The AG in PA has got a real thing for this model I was reading I guess there has been a lot of abuse there in PA so they are going after the big players that do this then default the buyer out the second they miss a payment only to have them lose their down payment.. you sound like the other fellow that hailed from Seattle and talked about the exact same model in PHX  do you know him?

I do agree that the RE biz has to change if they want to keep the fees up.I'll admit, I run into a lot of brokers that abuse clients with their fees. 

That is how many of us buy properties on the cheap when owners are frustrated because they have been abused by property management.

This resident has also filed a ridiculous and bogus sexual harassment claim against previous board member.
