I had started by focusing on areas in the West End (Short Pump, Tuckahoe Village, Wyndham, Innsbrook & Glen Allen etc) looking for properties in good school districts where I could focus on attracting young families, looking for good school districts that did not have the down payment to buy in to the neighborhoods. 

For instance, for school ratings, you'd look at greatschools.org, and for average days on market, you can use Rocket Homes. 

(I went to school outside of Nashville).

Some are considered more desirable to live in while some might have better schools.

I lived in palo Alto for years and when we would go to pot luck at the kids schools you should have seen the food.. at one point one of the teachers said there were 27 different nationalities ..

She was also able to keep her kids in that same school district too.

District 70 schools in Pueblo West are way better than District 60 in Pueblo.

Like Park fee School Fees late comer fee's so on and so forth will add anywhere from a low of 30k per lot to 100k or more.

I'm majoring in Finance and am expected to make $110-$150k a year working around 60-80 hours a week after school (I know it doesn't leave a ton of time for investing but we'll make it work).
