I use a separate entity for purposes of acting as trustee of trusts which may own paper, rentals, fractional interests and short term holds.You'd do well to join groups with active note investors and observe what they do at their meetings and conferences. 

I've also observed, now in three separate cases, they have zero idea what an actual market rent should be.  

If they filed and were dismissed, they certainly know it is an option.I think from my observations of clients we have worked with that have gotten into second lien investments there is a tad of stage fright in moving forward full force with FC.

I generally have an obvious "no nonsense" attitude that helps me to weed some of that out...but I will definitely be observant when dealing with them. 

I have observed that condo and townhouse buyers only evaluate a building when buying and then ignore the potential headaches they can have with the HOA fees.

I also followed the market and observed in the house had appreciated over the years and stayed on top of the rental market in the area. 

That's why it strikes me, as a lay observer, as a much better option for Greece to take an exit now, as the next 5 years will be rough either way.

If i ever did notice a smell or see "pet mess" I would automatically advise the tenant of my observations and put them on notice.
