I use a separate entity for purposes of acting as trustee of trusts which may own paper, rentals, fractional interests and short term holds.You'd do well to join groups with active note investors and observe what they do at their meetings and conferences.

If they filed and were dismissed, they certainly know it is an option.I think from my observations of clients we have worked with that have gotten into second lien investments there is a tad of stage fright in moving forward full force with FC.

If i ever did notice a smell or see "pet mess" I would automatically advise the tenant of my observations and put them on notice.
