We see threads all the time about people losing money and how after they add expenses and vacancies, etc. how they go in the negative.

I know it may sound common sense, but people do struggle with understanding that water follows gravity.

Hard to tell but I know some of those wouldn't fly in some places.

I certainly know that future years the expenses won't remain that low, but wouldn't that be a reality on a property that has a lot of recent improvements?  

My question is where do I start with funding and how would I find investors if needed?
