What kind of roof is best for your area?

This kind of stuff should only happen when you self-manage (or maybe hire someone who’s primarily a real estate agent not an PM.) and would be a good example of why I don’t.

But I'm fine to put down 20% on total value (80% LTV), I have a full time job, so I can support my underwriting with the steady income. 

That should be used as supporting evidence that your building IS a two family and that the City knew about it, etc.A good Expediter will be able to help you give the right evidence and put together a package to submit to the DoB.

Are you getting any kind of asset protection elsewhere?

I have so far tested out Harvest, Toggle and Clockify they all track time but they do not allow to attach any support to the task.

Unless you have consistent access to off market deal you will probably be wasting your time with this kind of investor.

It’s taking Seller a while to provide the HVAC report but while time passes after due diligence - Flooring cost is way too expensive at the price point they’re asking for 130K + Care of property never took place till decided to sell so I’m not comfortable any longer - Home sits on corner lot on a slight hill with crawl space - Lots of weather changes has caused the home to settle + improper supports needed.
