Never know when that'll pay off, but I got knocked in the dirt in '07 and all the asset protection I did kept me out of bankruptcy.As far as tracking them down, linked in, Facebook, Instagram, etc. would probably catch everyone worth catching these days I think.

I hope this does not count as "self-promotion" but if you want to check out the projects we get, my wife is posting them to the Instagram account "flippinwiththewoods" lol Once we finish each project I also plan on showing all the numbers, total cost, total profit, monthly cash flows etc. and hopefully help others learn as we go. 

If you upload pics of your new investment property to Instagram while you're still signing the papers you could have taught yourself a bit about property valuation.

As far as side hustles go for real estate investors while having a W2 job, I have found on instagram that investors are always looking for someone to manage their flips remotely or need help with their scheduling.

Word of mouth, internet PPC, instagram, Facebook, mailers, radio, TV, go to REI Groups, Website, Host free classes and about 10 other ways you can market to the right people.How many times do you post to Facebook and instagram every week??
