@Austin Sine totally depends on the agent and that's really why you should have a buyer's agent who will reveal all the deficiencies of the property for you and all of its fault so you have a second set of eyes. 

The home had extensive physical deficiencies like no running water, and padlocked rooms with floor joists structurally unable to be walked on. 

So, does that mean the deals you saw are flawed or deficient in some way?

I would resell and if necessary pursue him for a deficiency.
