I would have contacted the seller personally but they appear to be very old school and I can't find their info online, with the exception of a possible address. 

My intentions aren't to high jack your thread or post so it doesn't appear that way.I'm focused on South Philly, particularly in newbold, point breeze, and gary's ferry neighborhoods.

It is a triplex, I ran the numbers through the BP calculator and they appear to work, however asking for additional advice never hurts.

Certainly depends on your state.... it appears difficult to wholesale here in Ohio for legal reasons that are beyond me so I suppose my perspective comes from that.

The best time for doing infills (unless they are the big $ tear downs of $1M homes to put in a $2M home) coincides with an overall slowdown, but that doesn't appear imminent anywhere anytime soon.
