I have a degree in landscape architecture and know all about designing urban environments and landscapes.

Honestly though, with proper landscaping and aesthetics it could looks fine. 

It's amazing what landscaping can do for curb appeal.Would you be willing to share some numbers (purchase price, rehab, sales price, etc.)?

Also the back deck needs to be treated, drainage lines fixed, and some minor landscaping (which I will do myself.The more I've dug into the number I agree the rehab is understated.

Those first flakes would certainly have made my stomach turn into knots after putting that much into the landscape.

This includes all walks, drives, electrical, plumbing, bath and kitchen fixtures, appliances, roofing, painting, lawn, landscaping, and all other exterior and interior items.

As was said above landscaping goes along way as does new paint.

Even the landscaping was quite nice.My only real concern was that there were some foundation, wet basement, and mold issues.
