Since you’re focused on buy & hold multiplexes, consider networking with local investors, refining your underwriting skills, and researching markets with strong cash flow and appreciation potential.

But these days, even the 1% rule is often unrealistic and pushes you toward terrible areas. 

Find deals and use the private money to purchase  and flip them.

With a syndication it's more passive, you partner with professionals and can access larger and higher quality properties.

I bit the bullet and got the sewage lines replaced/fixed.

Don't try to set it and forget it.
