You might not like the house rules but there is no "injustice" in a landlord saying no overnight visitors and no pet visits - if those are her terms, you can accept them or find another property to rent. 

We have about 8 to 9 millions visitors per year and they love staying in nightly rentals.  

At some point they become tenants, not visitors and getting them out could be a huge headache for you.

I am of the opinion that more doors are better so duplex, triplex, quad unless I find a screaming deal on a SFH. 

Develop a budget as well as daily, weekly, monthly, quarterly, and yearly goals and plan out how to get there (budget will be developed by tomorrow, the 14th, goals list also by EOD on the 14th.)Step 1 is done with this post, though it terrifies me to post on a national forum (even as I type this out my mind is screaming at me that people will make fun or think that I am weird or a flake), it is my first step and I am now invested and dedicated.

Run screaming......If there are / were multiple leaks you have to assume the entire roof needs to be ripped off and reshingled.

We had a visitor staying at our place who disputed the charge while he was staying at our place because he said that he didn't recognize the charge. 

Hi JayIn my experience I can tell you this scenario screams 203k and that the seller needs to be educated on the loan options available.

I got my first person I believe, she is on complete disability and doesn't make a whole lot. it is only for one person and I tell them they're only allowed an overnight visitor once or twice a month.

Fair warning that this is a long story.  I'm also relatively new to my PM role so any feedback on how this could have been handled better in the future and how to proceed with this situation would be beyond helpful.So...
