I am looking at a sale of two lots together in a residential area, walkable to a small university.

Because we have Ohio State University here  and we are the state capitol, its a great market for multifamily properties.  

I actually have a hard time even going East of University - with a couple of notable exceptions (SW corner of South Overton and the very west side of Heart of Lubbock.  

We do have another duplex in the same area that the vacancy rate is around 2% because the area has 2 universities, multiple parks and is close to down town.  

It'll hopefully put more pressure on the debtor to get their rent paid knowing everyone else there see's they are obviously behind.If you boot it, I bet you could structure the lease language in a way that would require payment of the rent in full for the boot to come off, plus the boot fee, because like you suggested the parking would be the last item funds would be applied to.

We are looking to start in the Greeley \ Evans focusing on University of Northern Colorado and ideally growing to afford the larger markets Colorado State University or University of Colorado.

It is one of the best regions to invest in buy-and-hold due to it's low acquisition costs and relatively high rents (large University and housing shortage). 

Again, keeping in mind that this is a small duplex, as the landlord I'd rather not pay an extra $40 a month for standalone internet/cellular service.Which leads me to my question -- insofar as the submetering system could function through a tenant's cable internet service, is there any legal prohibition on including language in a lease to require that a tenant maintain such internet service for the stated purpose of monthly water readings?  

Prices here are low, but universities keep rent pretty steady.

Additionally, the trust language should designate a substitute trustee who would have taken over the trustee duties after your mother passed.
