The way to buy hold, and operate these types of real estate is what's unique. 

FYI, the reason I ask is that it just so happens, I'm in just this unique situation explained above and am curious where other's would pick.

It's a unique situation that definitely has some upside.

At his company, they offer some unique products, and he specializes working with many investors.

Weather it be the standard 1%, 70% rules or something unique that you have come up with.

It's "unique" for the area and unique is not always the best option for rentals.
