I can't tell you how many times I've saved my clients from bad deals, or helped them deal with serious issues that are uncovered in inspections and/or saving deals that I guarantee would have fallen apart if they didn't have a level-headed agent on their side.

But either way, especially when someone gives advice like that always hit them with follow up questions to try and uncover why they think that advice applies, and to further understand the process behind how to pursue their advice. 

It can be worth it, if you uncover that needle in a haystack, but admittedly, you are starting from the back foot (when accounting for time and actual costs associated with finding that deal).All in all, real estate is tough right now.  

The more DD you do, the more show stoppers can be uncovered. 

Also the inspection report should factor into the decision making - it would uncover any issues that might blow up on you after you buy the property.  

Seems like this property has a few more problems than most, and they should have been uncovered well before closing which is certainly frustrating, but hopefully the numbers still work.
