From my perspective, it looks like Cleveland is due for an increase in prices to follow the trend. I

I can buy a nice property in a trendy desirable neighborhood for a fraction of what it would cost in the Bay Area. 

If you're looking to just grab a few random units around town to STR, and you're trying to pick hip/trendy areas, you're going to have a hard time.

You've got a great unit that is very trendy.

Columbus has experienced significant appreciation and this trend is expected to continue in the future.

So, if you are flipping at a specific point in time, then it isn't as important, but over time, it may be.Again, I'm not saying your areas are not good for investments, but I am saying that tenant/owner ratio and trend, is part of the analysis, at least for me. 

When your broker is trying to convince you that no one wants to sell real estate for the rest of their lives and that recruiting people is the way to go and to live off the residual income (which some extremely well-connected people are making six figures by doing nothing) then yes, I think it is something that might be trendy now but I don't see it lasting for a long time for most agents. 

Austin - A tech hub already, good universities, and trendy town.

These types of areas have the highest chance of becoming the next "trendy" spots to live or where families will settle long term.

For example, if someone built or retrofitted a building in either Bristol into trendy lofts or apartments, I'd wager they would be popular.
